There is a growing number of American Service Members that are coming home and looking to settle down and buy a house. One of the great benefits that these great men and women have earned is the VA Home Loan Guaranty, or VA Mortgage.
Basically, the way VA Mortgages work is that the VA Home Loan Guaranty Service guarantees a portion of the veteran's mortgage to reduce the risk of loss to the mortgage lender. Because the risk of loss is reduced, the lender is able to charge lower interest rates and fees to the veteran, allowing the veteran to obtain affordable quality housing.
An added benefit is that since there is significantly less financial risk to the lender they can lend money to veterans that may not otherwise qualify for a mortgage. Again, this helps the veteran obtain affordable quality housing.
Unfortunately the process for obtaining VA Mortgages is not always very easy. Many veterans lack the knowledge to move through the process without help and because the paperwork is a little more detailed than conventional loans many lenders don't pursue the VA home loan option as vigoriously as they should. As a result many veterans and service members that would otherwise qualify for VA Mortgages let their entitlement go to waste.
